Mini Storage Facility in Wayne, Nebraska

When an entrepreneur in Wayne, Nebraska, wanted to open a self-storage facility for consumers with traditional, boat and RV storage needs, he tasked Mini Storage Outlet with constructing and supplying the buildings for the project.

Mini Storage Outlet delivered, sending (2) metal mini storage building kits to Wayne in April 2023. Both attractive, contemporary steel buildings feature drive-up, private access to their individual storage units. The Light Stone-colored buildings with Light Stone and Burnished Slate trim also have customizations throughout ranging from gutters and downspouts along their roofs to insulation that helps their storage areas maintain comfortable, consistent temperatures.

Well-suited for personal, business and vehicle storage, the steel self-storage facility allows renters 24/7 access. It is also under 24-hour surveillance, giving consumers confidence that they can get what they need when they need it and not have to worry about potential theft of, or damage to, stored goods.

Mini storage building specs and features

The first mini storage building is comprised of rugged, 26-gauge PBR panels and is 40’x180’x14’, featuring a gable roof with a 0.5:12 pitch. Its high ceilings make it ideal for housing RVs or other oversize assets, and inside, it has the following storage units available for rent.

  • (6) 14’x40’ units
  • (4) 24’x40’ units

The mini storage building also has 4” of WMP-VRR-faced roof and wall insulation, which lowers heating and cooling bills while keeping the interior at temperatures suitable for storage.

The second building, intended for traditional storage use, was also constructed using heavy-duty 26-gauge PBR paneling and is 15’x160’x8.5’/9.75’ with a single-slope roof with a 1:12 pitch. Inside, it has the following storage units available to renters.

  • (16) 10’x15’ storage units

Both buildings have 29-gauge dividers with Galvalume finishes creating separate storage areas inside, and each has its own mini storage door that allows its renter to get in at any time. The building also has 2.5” of WMP-VRR-faced fiberglass insulation installed in its roof.

The business owner also verified local building codes ahead of time and shared the requirements with Regency, which engineered both mini storage buildings to have 25.2-psf snow loads and 115-mph wind loads.

A recession-resistant industry

Many entrepreneurs have chosen to invest in the self-storage industry in recent years due in large part to the industry’s recession-resistant nature, which means consumer interest remains strong regardless of the current state of the economy. Regency Steel’s customizable mini storage buildings come in many shapes, sizes and designs, allowing owners to modify theirs to meet the storage needs of their particular communities.
