Mini Storage Outlet was the proud provider of these four metal mini storage buildings, sending the pre-engineered metal building kits to Edwardsville, Illinois, in June 2024.
Altogether, the durable, sustainable steel mini storge buildings contain 159 storage units in a variety of sizes, allowing the business to generate a steady stream of rental revenue from tenants with traditional storage needs. Nationwide, self-storage businesses maintain high occupancy rates that typically exceed 90%, making self-storage a smart investment opportunity for anyone looking to generate passive rental income.
All four mini storage buildings have painted, professional-looking exteriors, and each storage unit offers private access through its own Model 650 mini storage door with a Noke latch. Dividing each storage unit from the next are heavy-duty 29-gauge steel partitions, and the buildings come in the following sizes and feature the following storage unit mixes inside:
Building A:
- 20’x230’x8.5’ building with a gable roof with a 0.5:12 pitch; contains:
- (8) 5’x10’ storage units with 4’x7’ mini storage doors
- (42) 10’x10’ storage units with 8’x7’ mini storage doors
Building B:

Each steel mini storage building features gutters and downspouts along the roof line, helping prevent leaks, condensation and water damage by channeling moisture away from the buildings’ roofs, walls and foundations. Each building’s roof also has DripX condensation control pre-applied to it, adding another degree of watertightness to the project and another layer of protection for renter goods.
Engineered in line with the building code requirements currently governing construction in Edwardsville, the metal self-storage buildings also feature 115-mph wind speed ratings and 25.2-psf roof snow loads. Part of Madison County in southwestern Illinois and the Metro East region alongside Greater St. Louis, Missouri, the city of Edwardsville lies about 18 miles northeast of downtown St. Louis and about 30 miles north of Belleville, Illinois.
